The second quater of the year is th most active time of the year for real estate sales. Both Buyers and the sellers would like to complete the transactions before school starts in September. About 33% of annual sales happen in April, May and June.   May statistic comming up..

With winter finally here I always here sellers say,  “I’m going to wait until spring to sell.”  Spring is the busy time of year in real estate.  That being said, spring is not necessarily the best time to sell a house.  These are some reasons why winter might  be the right time to sell your home.

Fair Market Value: The highest price tat the buyer is willing but not yet convinced to buy and the lowest price the seller is willing to accept.

According to the REALTORS® Association of Edmonton the most active region of Edmonton is North Central north of Yellowhead Trail between 66 Street and 142 Street where there were 167 sales in April;  an increase of 0.6% over March and 23.7% over last year. Fully 20% of all SFD sales were in North Central in April. Areas in the Southeast, Southwest, and South of the Anthony Henday each had sales of about 140 SFD properties in April. The only region of the city to see a decrease in the number of sales year-over-year was the Southeast (Millwoods).  

As of May 21/2014 Current Residential Inventory is 6731 with total of 1212 total Residential sales this month.

Alberta AveEdmonton has a lot to look forward to. The next couple of years will usher in the completion of the Metro Line portion of the Light Rail Transit (LRT) system from downtown to NAIT, and construction will commence on the Valley Line from Millwoods to West Edmonton Mall.
