Went to the last day of Kdays with my daughter today and had a blast! Although I've never been a fan of the rides ( I apparently get dizzy easily) it was great seeing everyone enjoying themselves and having a fun time. I did get a chance to ride the ferris wheel and was even convinced to try a Chocolate Caramel Bacon Apple ; yes I said Bacon - it has the rich taste of chocolate and caramel with the unexpected crunch of bacon. I have to say I didn't think I would enjoy it as much as I did - everyone should try one next year! What the real treat of the night was for me was an amazing deep friend caramel apple pie - Yes I know it was probably around 1000 calories but it was so worth every bite. One of my favourite things about summers in Edmonton are all the wonderful and exciting festivals we have ! Taste of Edmonton is number one on my list ; it has definitely become a summer tradition for me and my family. It's great to see all of Edmonton's food lovers coming together in the heart of the city to enjoy all the variety of cuisine . Celebrating it's 29th year I've learnt that this event has become one of the largest festivals in all of Western Canada! I was fascinated to see all the new restaurants ( there is nine of them to enjoy ) , great new artists and really glad to see that there was tons of gluten free choices for everyone to try . One of my favourite dishes were the Mahi Mahi sliders from the Hat as well as the vegan chicken drum stick…

It is the end of July and real estate market in Edmonton is still very active despite of festivals and other attractions. In last 30 days 69 condos were sold in Downtown area. In average 930 Sq ft list price $303,293 was sold for $294,196(in average).

The most expensive sale was in Serenity - 2 bedrooms 2 underground parking stalls was listed for $ 698,000 and sold for $675,000

The second highest sold was 2 bedroom condo in Icon II listed for $569,100 and sold for the list price.

Sitting at Starbucks on Jasper Ave enjoying my favorite cup of coffee, while reading the Edmonton Journal a few weeks ago I was excited to read that the project of the new tallest residential building is coming together quite nicely. It’s going to be a great expansion for our city not only in the sense of seeing more space on ground level but perhaps in the future we will be seeing even taller high rises. Pearl Tower is located on 120th Street on Jasper Avenue, a great location in downtown Edmonton. From reading the article it was interesting to see the structure was initially suppose to be much higher but due to the Airport Protection Overlay (APO) by law, they were limited to a certain height because of flight paths … it's still going to be the tallest…

The questions for many individuals & families that sometimes still remains unanswered is when is it the right time to buy… or should you just keep on renting??? Of course the circumstances and conditions are different for everyone and the answer will never be black or white.

An obvious argument for owning a home is based on the idea that paying ones mortgage is an instant savings plan and once you pay off your mortgage your home will be a huge asset. I always advise my clients if they are able to buy a home in their area for less than 15 X what their annual rent it, it makes more sense to buy. As of July 14/2013 we have 7766 Listings and 722 Total Residential Sales for June/2013

In the first six months of the year, housing in the Edmonton Census Metropolitan Area (CMA) shoed slow, steady increases. According to the REALTORS Association of Edmonton, the all-residential average price was up 5.6% from the averageprice on December 31,2012compared to June 2012, the current avarage price is up 4.2%

The average all-residential price for the Edmonton CMA in June was $359,361. This was up 0.8% from May2013. The avarage price of the single family property in June was $412,269, up 2.3% from last June when price was $402,840. Condominium prices followed a similar path with June prices at $261,854 compared to a year ago at $240,822.

Central & South Side of YEG

 

One of my favorite areas in Edmonton is the River Valley, not only is it great for going on long runs with your dog or friends; it also has a breath taking view. Another awesome spot on the south side of Edmonton is Whyte Avenue, filled with some of my favorite shops (gravity pope) and cafes, it's a great place to walk around and enjoy our beautiful city.  My weekend in Real Estate,

It is July and lots of people are focused of holidays, but many are still looking for this property that they will call home.  My weekend was great one offer for the Buyer and one for my Seller.  I still believe in open houses there is a Buyer for every property and very often they will not call but wait for us to do an open house. It was a great open house at 356 Wild Rose Way I did yesterday despite of 15 minute crazy rain.

Being in a Real Estate Business for over 15 years I often find myself being asked by my clients which side of the city I think is right for them. Every side of Edmonton has its own individual perks and benefits for every different individual in every stage of their life. The north side has easy access to the Anthony Henday ,St Albert and the Royal Alexander Hospital. If one works downtown they won’t have to cross the high level bridge to get to work – we all know how busy traffic can get in the mornings and after work! The north is also close to a variety of yoga studios, very quick and easy access to Colleges like Grant Macewan and Nait and In comparison to the South has slightly lower housing prices.
