Buying in the Winter   Sorry I haven't been writing as much I've been so busy with the holiday craze amongst other things, but I am back! This cold we've been experiencing got me thinking about buying and selling in the winter. Although buying in the winter may seem like a hassle ; the cold , the rush of the holidays, the slush.. makes you want to cuddle under the fire place with a hot cup of cocoa rather than look for a new place. What I'm about to share with you may change your mind.  As Realtors we cannot predict future housing prices, interest rates or the economy etc etc we can only make an educated guess. It is a proven fact that most people don't move in the winter season; which means a buyer that is wanting to purchase a home in the months…

Is location Important to you? Do you have a neighbourhood in mind?  Is their a specific lay out you are looking for? do you care if there have been previous owners in the home? do you want your home to have character or practicality ? do you care how big your back yard is?

Alberta AveEdmonton has a lot to look forward to. The next couple of years will usher in the completion of the Metro Line portion of the Light Rail Transit (LRT) system from downtown to NAIT, and construction will commence on the Valley Line from Millwoods to West Edmonton Mall. Scaffolding will go up in the city centre for the new provincial museum and a modern sports arena and traffic pylons will disappear from the Anthony Henday ring road as it finally closes its circle. With the recent shutdown of the City Centre Airport Eliminating the height restrictions that were imposed on Edmonton's skyline, a frenzy of new skyscrapers are being proposed, each designed taller than the last. Similarly, the residential sector has managed to keep up with this development,…

City skyline

Real estate, in the United States and Canada, has taken a hit in the last decade. In fact, the Great Recession was led by the sinking of the housing market in both countries. However, there were pockets of profit which began to emerge in this industry, even while most other segments were fledging under water. Edmonton, Alberta is one such location, and there are several key things to look for when looking for investment in this area.

            Look For Green Properties:

Estimates suggest that Edmonton has a higher rate of return on real estate than other areas of Canada, and real estate is profitable, because the cost of living is not as extreme as it is in other areas of the country. Many renters and home buyers are looking for “green living”…

After following up with the experience of many first-home buyers. Here is a list of some mistakes to avoid:

1. Not Hiring a Professional

A huge decision such as buying a dream house is best done with the help of a professional who can find you a prize property and negotiate the best bang for your buck. Some of the best Edmonton real estate brokers and agents can be found by the internet or talking to your friends and family.

2. Love at First Sight

When people choose a house to buy, they use their emotions at times. They find something about the house that they like, A fireplace, kitchen ect… They then that be the main deciding factor and all other features of the house disappear into oblivion. Aside from the fact that you may be overlooking…

arena

After forty years, Edmonton is getting a new arena to replace the aging Rexall Place; it almost seems a shame to leave the Northlands rink and the memories that were created there behind.  The wins and losses of sporting events – including five Stanley Cups – the rodeos, the musical concerts, and the many other events that have entertained us over those four decades have ingratiated the grey, concrete coliseum into the hearts of Edmontonians. The change, however, is for the better.

This new arena will do more than provide a modern sporting area with an increased seating capacity. It will also invigorate the surrounding areas of the city with its presence, and by the amount of people that it will draw to the downtown area with each event.

New VS Used

It's a question I'm asked on a weekly basis by my clients " should we buy a new home or is it better to buy an older home " & I often find myself on both sides of the spectrum. There are many benefits of buying a new house but there are also benefits to buying an older house as well; it really all depends on what you want out of the home. Is it the location that you desire most or do you want everything in your home to be new and just how you wanted it.

Customizing home to ones needs:

Homebuilders will often let buyers help design the property; it helps create a living space that is tailored to their tastes.

 Less repairs:

Features of new homes hold up better than those of older homes, which may have years of wear and tear
